Why a buyer's agent...
The buyer's agent must be completely loyal to the buyer with whom a signed agreement
has been drafted and represent the buyer's interest in all real estate dealings.
Only an exclusive buyer's agent can...

give an unbiased property analysis and furnish comparables. |

recommend a price to offer. |
| |
advise for the buyers benefit only. |
| |
reveal information about the seller's position and reason for selling. |
| |
advise you on surveys, inspections, title policies, attorneys and all the details
of the real estate transaction. |

And most importantly
only an exclusive buyer's agent will represent your best interest
in the closing process |

What's the difference...
REMEMBER...by law, a real estate agency that takes listings is a "seller's
agent." And while a sales person can act as a buyer's agent on listings not
within the real estate agency, when the potential buyer is interested in one of the
"in house" listings, the agent CANNOT give 100% loyalty to either the buyer
or the seller.
THERE is a Latin term...Caveat Emptor...which means, "Let the buyer beware"
and without an exclusive buyer's agent, it is sound advice.
WHICH would you rather have,
- a seller's agent that acts as a buyer's agent part time and CANNOT give you 100%
representation on an "in house" listing,
- or an exclusive Buyer's Agent that works ONLY for the Buyer 100% of the time?
The DIFFERENCE is clear.
